NAHMA Names 2020 Communities of Quality Awards Winners

The National Affordable Housing Management Association (NAHMA) announces three communities were selected as 2020 winners of its annual Communities of Quality (COQ) Awards program. Since 1992, these awards have honored the best multifamily affordable housing communities across the country.

Entrants are judged on how they manage the physical, financial, and social conditions of their properties, and on how well they convey their success in offering the highest quality of life for their residents.

The 2020 COQ Awards were presented in a virtual ceremony on March 8 during NAHMA’s Biannual Top Issues in Affordable Housing virtual winter conference, March 8-11.

“There is no other award that focuses so comprehensively on the everyday life and management expertise of affordable housing properties,” NAHMA Executive Director Kris Cook, CAE, said.

Eggerts Crossing Village

Exemplary Family Development | Lawrenceville, N.J.

Eggerts Crossing Village

Eggerts Crossing Village (ECV) was built in 1974, and 46 years later the property is home to many families, offering them a welcoming community with special programs, events, and amenities. Located in Lawrenceville, N.J., just outside of Trenton, ECV was the first subsidized family rental housing development in Lawrence Township and has helped revitalize the township by creating a community that residents are proud to call home.

The property offers 100 units of one- to five-bedroom townhouses and garden apartments. Of those, 40 units have a HUD contract for subsidies, while the remaining 60 units are rented at market rate. Approximately 368 residents live at ECV, with 170 of them being children. With recent renovations, numerous academic and community programs, and dedicated staff, Eggerts Crossing Village is an exemplary property for families and individuals.

St. Peter Manor

Exemplary Development for the Elderly | Memphis, Tenn.

The newly renovated St. Peter Manor sits on what was once a Catholic Orphanage. Today, a sprawling 10-story apartment complex occupies the site, complete with a chapel, community center, and wonderfully landscaped green space. Located in the heart of Memphis’s Midtown district, the cultural and entertainment center of the city, St. Peter Manor is within walking distance of shopping and entertainment. It also shares a development site with the Target House, where families are housed while their children receive cancer treatment at St. Jude’s Children’s Research Hospital.

Originally built in the late 1970s, St. Peter Manor provides homes to 283 elderly families with a Section 202/8 subsidy. With an emphasis on overall health, the property offers physical fitness and health education classes, an exercise physiologist to assist residents with fitness workouts and healthy eating, line dancing, and a chair volleyball league.

Moorhead Tower Apartments

Moorhead Tower Apartments, a 141-unit affordable housing high-rise in Pittsburgh, was once a property that management agents did not want in their portfolio. The building’s physical obsolescence was eliminated through refinancing, creating an environment more responsive to the needs of its resident population, most of whom are visually and hearing impaired.

Through Beacon Residential Management’s approach, a vulnerable resident population became empowered, engaged, and integrated into a community that had been under-served for many years. What once was a tired property in a deteriorated area of Pittsburgh has become a vibrant, community-minded, resident-focused property, and is now considered the gold standard of affordable housing in the Pittsburgh market.
